The Project
The Glasshouse at Waterloo Road, Macquarie Park was a headquarters consolidation for Transport for NSW. The lower floors had already been delivered by John Holland Construction under a separate programme. I was brought on by Property & Development NSW to deliver the fitout of the upper two floors, completing the building as a fully operational Transport headquarters.
The Challenge
The lower floors were already occupied by TfNSW staff, which meant every piece of construction work on the upper levels had to be carefully programmed to avoid disrupting the people working below. I also had to slot into an existing contractor and consultant ecosystem that had been established during the John Holland programme, while running my own separate procurement and delivery process. The government consolidation timeline was tight, and TfNSW's accommodation standards left little room for deviation.
My Approach
I managed the project from design inception through to closeout. I engaged the design consultants, ran brief development workshops with TfNSW's accommodation team to lock in the workplace requirements, and managed the full tender process through the NSW Government's eTender portal. Once a contractor was appointed under the GC21 framework, I administered the contract through construction and handled defect resolution at the end. It was methodical work, coordinating across government stakeholders, keeping the design aligned with accommodation standards, and making sure the programme held.

The Outcome
The fitout was delivered on programme, and the building became a fully operational Transport for NSW headquarters. It was a clean project with no drama and no blowouts, and it reinforced something I kept learning on these government fitouts: that good process and clear stakeholder management are what actually get buildings finished. The discipline I built running projects like this is something I draw on every day at Yaxley Studio, where getting the process right from the start is the foundation of everything we do.
